11 Month Inspection
Although not required by law the majority of home builders in Grand Rapids and West Michigan offer a 1 year warranty on their newly built homes. They will normally ask you for a list of issues at around the 11 month mark so they can come through make repairs and have you sign off on the warranty.
Obviously living in the home you will have a good idea of most of the issues that need to be repaired, normally small settling cracks, cosmetic issues, under sink leak, etc. What I offer is a new set of eyes to inspect the home and verify that there are no major/moderate visible defects with the home and how it was constructed. This is very similar to a home inspection but because it is new construction the inspection is more detailed. If there are any issues I provide a detailed report with cosmetic issues, material defects and improper installation issues that you can send to your builder to have these issues properly addressed while still under the builders warranty.
In most cases new homes do not have major defects, however if is fairly comment to find several minor/moderate issues that the builder should be asked to repair. This is why it is important to get an 11 month inspection and get this list of requested repairs to your builder before the end of your warranty period.
This is also a great time to schedule a radon test to verify if your home needs a radon mitigation system, some builders will pay for a mitigation but not all of them will, either way this is a very important thing to check if you have not done it in the past.
